答: 如果你進入大篷車公園,居住將超過五年的站點租賃期限,你才會需要申請(Foreign Investment Review Board 外國投資審查委員會,簡稱:FIRB)的審批。

 

Q4.6. I am a foreign person and I want to buy a transportable home in a caravan park but I will not be buying any land. Do I need approval?

 

You will only need approval if you enter into a lease for a site in the caravan park for a period that is reasonably likely to exceed five years.

Yes. Even though your spouse doesn't require approval, you still require approval.

Q4.9. 我是一個臨時簽證的居民,但我的父母他們什麼簽證都沒有。他們可以在澳大利亞購買物業給我住?

 

答: 外國人非澳大利亞的居民,如果他們想購買澳大利亞的任何財產,一律都將需要申請(Foreign Investment Review Board 外國投資審查委員會,簡稱:FIRB)審批。而且,將不會被准許購買一個半舊的二手房產,一定要購買新造的住宅物業。

 

Q4.9. I am a temporary resident, but my parents are not. Can they buy a property for me to live in while I am in Australia?

 

As foreign non-residents, they will need approval if they wish to purchase any property. They will not be permitted to acquire an established (second-hand) property.

答: 可以,只要租約合理,而且,所購置房屋的壽命,是可以超過五年。

 

Q4.10.  Do foreign persons require approval to acquire a unit with a 'lifetime' lease?

 

Yes, so long as the lease is reasonably likely to exceed five years.

Q4.11. I am an Australian citizen and I wish to purchase a property to live in as my permanent residence, but cannot afford to buy a property by myself. Can my foreign person parents (who live overseas) purchase an established property with me?

 

No. As foreign nonresidents, your parents are not permitted to acquire any interest in second-hand residential property, irrespective of whether the property would be purchased solely in their name or jointly with eligible persons (Australian citizens, permanent or temporary residents).

Q4.12. 什麼是購屋股權結構的要求 / 持股的比例,是被澳大利亞政府允許的,如果澳大利亞公民在購買二手房與國外非居民?

 

答:   在一般的情況下,外國人非澳大利亞的居民,是沒有購屋股權結構比例的所有權,是被允許的。

 

外國人非澳大利亞的居民,因為與澳大利亞的財產利益無關。因此,不能購買住宅,做為為投資物業或家庭使用的財產。

 

Q4.12. What share structure requirement/percentage ownership is allowable if an Australian citizen is purchasing a second-hand house with foreign non-residents?

 

Generally, no share structure percentage ownership is allowable as non-resident foreign persons cannot buy established dwellings as investment properties or as homes irrespective of their interest in the property.

Q4.13 .我的親戚不是生活在澳大利亞,但是,他們希望購買澳洲財產,是不管任何簽證。他們都可以獲得(Foreign Investment Review Board 外國投資審查委員會,簡稱:FIRB)的批准,購買房產?

 

答:   是的,但只能買一個新的屬性或空置土地,他們不能購買現有的或二手物業,除非在申請時,申報附有“ 重建 ”的批准和新建房屋的圖樣。

 

Q4.13 . My relatives not living in Australia under any visas wish to buy a property in Australia. Can they get the approval to buy?

 

Yes, but only to buy a new property or vacant land – they cannot purchase an existing or second-hand property, unless for redevelopment.

Q4.14.  I live overseas. Can I purchase a second-hand resident property with the intention of demolishing it and building a new house?

 

Yes with approval. Foreign nonresidents need to seek approval to buy established dwellings for redevelopment.
