桃園大溪威斯汀酒店要賣了！商仲業者戴德梁行公告，該標地包括土地46萬坪、建物1.3萬坪、27洞高爾夫球場、205間房間，股權100%一次交易。

戴德梁行表示，目前底價採取不公開原則，投標文件每份6萬元，買方申請完成購滿及領取標單文件後，才能得知細部內容，截止收件日期為12月20日。

大溪笠復威斯汀度假酒店過去為大溪鴻禧別館暨高爾夫球場，由前普立爾科技董事長黃震智家族及其友人持有，並由黃震智女兒黃郁婷經營管理，控股公司為笠復投資，2006年購入迄今，總投資額約60億元。未來若出售，則黃震智家族將完全退出經營十餘年的酒店業。

桃園大溪威斯汀酒店曾經整修三年，於2016年5月重新開幕，近年來已經成為知名網美打卡景點，飯店設施包括迷你高爾夫、南洋風情戶外泳池等，吸引不少年輕人、家庭旅遊，甚至在疫情期間業績仍相當出色，去年第4季更傳業績破紀錄，而飯店住宿一晚要價7,000元至上萬元不等。

市場專家指出，該塊底價難以概估，主要是因為度假型的飯店的營運狀況、 球場的營運模式等會影響價格，若以新竹國賓販售例子來看，當初一間房大致要價2,000萬元，不過新竹國賓房價只有威斯汀酒店的一半，過往也很少出現房價7,000元以上的飯店喊賣。

資訊曝光後，業內人士表示，其實經營飯店相當不容易，倘若該飯店業績佳，又趁著國境開放有望，或許此時的確是最好獲利了結的時機，也能引來金雞母，因此現在反而能夠賣一個「最大的夢」，甚至要賣百億元以上也不意外。

瑞普萊坊市場研究部總監黃舒衛分析，大型休閒不動產主要看重經營績效，趁著國旅爆發，倘若業績蒸蒸日上，對有資金配置的富豪、外資或是拓展經營版圖的旅遊集團，具有一定吸引力。company in Taiwan and Vietnam. 不過，目前市場走向資金收斂，若要接手經營仍有其難度，全球居不動產情報室總監陳炳辰指出，如今國內市況包括在企業營運與投資上都不好，自然也影響高端消費市場，客源的開拓與經營都有難度，高端不動產市場如山莊、別墅都常聞交易弱況，兼之該處未來改建變化的發展可能不多，大抵還是維持原貌，在觀光旅遊、飯店經營概念上勇於發揮的業主推測會是主要接手對象。
